Agents showing financially distressed properties expect dead grass, along with the plants and bushes, the interior dirty, cobwebs everywhere and darkened rooms. Surprise them instead, with a beautiful showing!

Listing agents, talk to asset managers and convince them of the financial advantage in the upkeep of an upper end home. It may cost some money up front but can be re-couped once the home sells. 

When it comes to the strategy after taking on a short sale or foreclosure is keeping the property looking pristine by:

  • Turning on utilities
  • Maintaining the yard
  • Vacuuming carpets
  • Sweeping the floors
  • Dusting all woodwork
  • Repairing minor items

To possibly get multiple showings per day and sell the home faster, follow the above guidelines. The bank will net more money as well. Believe me, it can happen and all it takes is a suggestion.

You make very good points! Anyone who wants to buy a house that looks beat up is going to try to beat up the seller too on price!

With the short sales I have had, either the sellers have maintained the homes, or the bank has asked to allow a property management company to maintain the home.  Keeping the home inviting does help get it sold

Most of the bank owned and short sales in my market are fairly well maintained with the exception of a few properties here and there.

Lise, When taking the short sale, the asset manager asked what could be done to get a higher sales price and I gave him the above list. Had he not agreed, the home definitely would have sold for less!

Ed, I have seen some financially distressed homes with people living in them that are in great shape and then there is the down side to a lack of care that outwardly shows.

Nicole, The majority are here as well but there are always exceptions! Those are the ones that will bring down the property values around them.

Will, Why not maintain a home to get a higher selling price? The above list also works for traditonal listings as well!

Belinda, We are in short supply of themas well but ahowing a home in it's best light nets better results rather than allowing it to go into disrepair!
