In today's market, outdoor living is highly demanded even by the pickiest Frisco buyers. In order to enhance your quality of backyard outdoor living space (as well as increase the marketability of your home), consider implementing some of these tips.
First, enlarge your patio. If you had one of the regular builder's standard patio, you are probably looking at a 10 feet by 10 feet space. By the time you set your dining table, you hardly have space to walk on the patio, let alone a space for a grill. An ideal patio size would be at least a 20 feet by 10 feet. A good entertaining size would be more in the 30 feet by 15 feet.
To complete the look, you could enlarge your patio with flagstones (at least 1 - 2 in thick ones) or staining or stamping the concrete are also choices homeowners enjoy also.
Next, build a shade structure. You have a large selection of choices. The first choice would be to make a covered structure with roof and bricks for the column to make this outdoor space as a part of your house. Another good choice would be to build a cedar arbor. There are also a large selection of pre-fabricated vinyl pergolas to achieve the look and they are budget-friendly. If you wanted to save more, you could also purchase a gazebo. Your home improvement store will have a large selection for you to choose from.
For your outdoor eating, you can purchase a simple grill set. If you wanted a more elaborate look, you could build an outdoor kitchen with stone, granite and brick to include a sink, outdoor refrigerator, wine cooler and incorporate a high bar area for additional seating. An alternative to this expense would be a pre-fabricated unit. You could still achieve the elegant sophisticated outdoor kitchen look without the hassles of plumbing, masonry or basic construction.
If your patio is large enough to accommodate an outdoor living area, there are a large variety of patio furniture you can choose from. My top recommendations would be resin wicker, cast aluminum or teak. Stay away from regular wicker or steel. Our Texas sun bakes the wicker leaving them dry and brittle. Thus a new generation of wicker ie resin fibers - a synthetic material that will withstand mildew and weathering. Aluminum do not wrap and teak is a natural tropical element that will withstand harsh weather. Depending what your tastes are, the aluminum, resin wicker or teak will serve your outdoor entertaining needs for years to come.
Also, consider landscaping near your patio. Nothing sweetens the entertaining than to do it with flowers and pots. Use container planting on your patio too. Splashes of colors are a great way to enhance and finish off your outdoor living space.
As a finishing touch, consider adding a fireplace or firepit in your outdoor living area.
Now, not every homeowner wants a pool in the backyard for personal reason. But almost no one will say no to a great outdoor landscaped and finished outdoor space.
Note: Watch for the hot Texas sun. Your container plants may require more water in the summer. Frisco and its surrounding cities have their own water restriction policies.
