To Clean or Not to Clean...

I had a seller that sold a house and left it a holy mess.  Yeah - I was not happy.  It made the buyer unhappy too and frankly it made me look bad and that is something I tend to avoid!  

The contract states the house must be in the same condition it was in when the offer was accepted.  "Seller shall deliver the property clean and free of trash and debris at time of possession."  Which leaves it open to interpretation.  

Basic rule of thumb - Make sure all personal items are out of the house and it is sweeped and vacuumed, appliances clean and all counters, sinks, showers etc scoured.  At the very minimum.  

To avoid any confusion, if this is a concern for you, a good idea is to ask for the house to be professionally cleaned when negotiating.
