How's your Drainage? Are You Ready?
It looks like San Diego is bracing for what could be a wet beginning to our much needed and long overdue rainy. Albeit San Diego desperately needs rain and has gone without much of it for several years rain can be a real nuisance if you're not prepared for it.
Bad DRAINAGE OR NO DRAINAGE at all under and around your home can cost homeowners tens of thousands of dollars and insurance companies millions. Here's a few signs you could become one of those very unpleasant statistics.
In the photo above right you can see a drain line leading to the storm drain system at the curb of the property. This is probably the single biggest cause of drainage issues to your property and especially your home.
There's really no excuse for these types of issues as they can be easily mitigated with just a little preventative maintenance and common sense.
Often times insurances companies will not be too sympathetic nor fast to dole out money to repair damages to your home and property for what they deem HOMEOWNER NEGLECT. Once again common sense has to tell anyone with an ounce of sense that the catch basin in the photo above left will have to collect and pond at least 2 inches of water around it before it will begin to function as it is designed to do.
The damage that this can cause around and under your home can be catastrophic as judging from the flat terrain around it the pond that will accumulate will be end up being several feet in diameter. This was actually the cause of over $45,000 in damage to the under-structure (support apparatus of the home) and related structural damage to the entire home itself.
It was almost a total loss not to mention that the homeowner had to sue the insurance company to collect for most of the damage as the insurance company blamed the homeowner for poor maintenance and neglect.
That little tiny 3 inch catch basin, which was too small to begin with as it should ave been at least a 4 to 6 inch catch basin installed below ground level, wreaked havoc with this home from top to bottom starting with the skirting around the home.
It then permeated into the flooring, insulation material and up into the wall cavities thereby causing not only extensive structural damage but very dangerous mold issues as well.
Unfortunately I was called into this assignment not as a contractor hired by the homeowner to repair and mitigate the problem by correcting the drainage but to represent the insurance company who retained me as an expert witness to determine the cause and cost to of the damage.
As it turned out the insurance company was relieved of 10's of thousands of dollars in claims as a result of HOMEOWNER NEGLECT. Insurance companies are rarely if ever held liable for mold related issues as they are generally deemed long term neglect.
If you are a homeowner take the time to inspect your home before the rainy season starts. If you are not able to do this yourself ask a family member or neighbor or hire a contractor who SPECIALIZES in DRAINAGE.
You do not have to be a victim if you exercise some prevention before disaster hits.
