We are now in what is traditionally the slowest part of the year for Canton MA real estate. As the year winds down, so do the real estate transactions. Here is a quick wrap-up of the Canton MA Home Sales Report for November 2014.
According to the MLS Property Information Network, a total of 11 Canton MA homes were sold during the month of November 2014. This is a 35.3% decrease from the same time last year. However, it is more consistent with November sales dating back to 2010. Homes sold during November 2014 ranged from a 2 bed/1 bath, 936 square foot, centrally-located ranch-style home that was purchased for $234,000 all the way up to a beautiful 5 bed/4.5 bath, 3784 square foot Colonial abutting Conservation Park that sold for $930,000...$30,000 over the list price!
Here is something that Canton MA Buyers will be happy to hear. The average sale price of a Canton MA home sold last month was $438,518. This was 5% less than the same time last year. The average amount of time a Canton MA home spent on the market before going under contract has increased from 69 days in November 2013 to 84 days last month. The average list price to sale price ratio has decreased slightly (98% in 2013 to 97% in 2014).
I know what you are wondering. What does this all mean for the Canton MA Home Buyer? A lower average sale price should make Buyers happy. As you can see from the chart above, it is hard to tell whether prices will be higher or lower come next November. One thing I can tell you for sure is that mortgage interest rates remain low at the present time. This, too, could change at any time.
