After living in the area for some time I can offer you some tips, facts, and suggestions on where you might want to live or purchase a home in the Oak Park area. Oak Park as a population of about 15,000 residents with a median home cost about $700,000. Home appreciation is it about 17%. Oak Park schools are some of the top in the nation with several elementary, middle and high schools receiving top marks. The unemployment rate in Oak Park is 6.1%, which is below the national average and jobs continue to increase by .7% each year.

 

Oak Park is a fairly new city being developed around the 1950s and 1960s. It's just a few minutes outside of Los Angeles and offers a master planned community with numerous neighborhoods, subdivisions, gated communities, townhouses and city centers. There are approximately 30 to 35 distinct subdivisions throughout Oak Park from condominium and attached townhouse style communities to estate homes and gated neighborhoods. Home prices throughout Oak Park are between about $350,000 and $2 million on average with higher end estate or custom homes available over the $2 million mark. Many of the homes in Oak Park were constructed between the 1980s and the 1990s and feature single-family homes with two or three car garages, 3 to 5 bedrooms and two-story floor plans. One of the best things about living in Oak Park is the views; nearly every community around this part of the country has a beautiful view. Where to live in Oak ParkProperty you might consider a townhouse before single-family houses. Townhouses are great first time investment since they are low maintenance and owners are typically only responsible for the interior of the unit and not the roof, siding, landscaping or exterior part of the building. However, town houses usually come with some sort of homeowners association dues required monthly, quarterly or annually. These dues will cover common area maintenance and amenities if the Association offers such. This is also one of the nice things about purchasing a home in an association; the perks of amenities, which could be extensive and include items such as a fitness center, swimming pool, clubhouse or other perks. Oak Park has one of the largest collections of townhouses in the area. Most of these town houses were built between 1975 and 1999 and feature two car garages, two-story floor plans, 3 to 5 bedrooms and sizes between 1000 ft.² and 2500 ft.². Most townhouses range in price from about $350,000-$800,000.

 

Toward the north end of the city limits is the Oak Park high school in the Madea Creek middle school. Around these schools are numerous parks and smaller neighborhoods. All of these schools are served by the Oak Park Unified School District formed in the 1970s after the citizens of Oak Park refused to drive to Simi Valley for schooling. There are three elementary schools, one middle school and one high school. There are also other private schools in and around Oak Park.
