The Sun Room that offered ZERO extra value...not all Sunrooms or Enclosures offer extra value!
Lesson: This homeowner wasted at least $15,000 adding this substandard sunroom.
Lesson: If you add a sunroom, do so for your personal preference and enjoyment and don't expect extra value in an appraisal or from a buyer at time or resale. If you receive extra value, count your blessings.
This 2,000sf home was on the market in 3 separate listings over 421 days from the $170's to $160's. A Baton Rouge Home Appraiser appraised it in mid $150's in March 2014 and it's finally selling for close to $20,000 less than March 2014 appraisal. Another Louisiana Home Appraiser in November 2014 recently appraised it in high $140's and a second opinion was obtained from me and my value was close to November 2014 appraisal. The Sunroom on rear of this home has sub-standard low quality construction with plywood ceiling, very little insulation and concrete foundation is literally rolling, not at all level.
According to the market's reaction to this Sunroom, the market didn't give it any value at all. I believe the Baton Rouge Home Appraiser in March of 2014 who appraised it in mid $160's probably gave this 530sf +/- Sunroom $25/sf contributory value and that was a big mistake of assuming sunroom has value at all.
