I always smile when I am at a closing.  No, it's not because I am fixing to walk out with a commission check.  Yes, that is nice, but that isn't what the smile is about.

The smile is because, as I sit there eating chocolates from the closing attorney...

My clients needs are being met!

 

We work with a lot of expired listings.  Expired listings are homes that have been on the market and not sold by the expiration of the listing agreement.  Depending on the reason that these homes have not sold, they can be very challenging.  Let me share a recent challenge with you...

My clients call me and explain that they MUST sell their home, it has been on the market for a year and the agent has never shown it.  They had moved to North Georgia and built their dream home.  Their dream was starting to fade, as it became apparent that in order to keep their dream home. This house had to to be sold...Quickly.

That day they mailed me keys to the house.  I prepared a listing agreement and all the other necessary documents and emailed them.  I already knew what they had to have for the house, it was going to be tough, really tough. 

We did make it to the closing table in time for them not to lose their dream home.  It was an emotional ride for my clients.  Often, we spoke on the phone.  It was all about me helping them to see the positive things that were happening. It was about keeping them upbeat and not losing faith.

Here is what they had to say after the closing:

Thank you so much for everything you did toward the sell of our home.  You were so nice to work with and provided service "over and beyond" what the normal agent would provide.  We appreciate your hard work and all the hours spent working with us to ensure we got just the price we needed to get out of the sale, in order not to lose our new home.  I appreciate the fact you were always upbeat and positive. You did an outstanding job for us and we would GLADLY recommend you to anyone needing a Realtor!  Thanks again.  -Clyde and Connie Martin, Clayton, Ga

Pretty nice, huh? Still puts a smile on my  face.

Sellers, it is important that you understand that selling your home is all about you.  It is about someone meeting your needs and doing what it takes to get the job done.  You deserve a professional who will explain what it is that will get your home sold.  Whether it is a problem with pricing, appearance, or whatever, you deserve to know. (I didn't say you would always like what you hear, but you deserve the truth)

Selling your home is a big step towards your future.  You need to take the time and find that perfect agent.  Someone  who is positive, motivated and who isn't just after another listing.  You will know the right one.  How?  They have a deep passion for the business and helping their clients.  You will be able to tell, it can be seen in their eyes and actions.  Passion can't easily be hidden.

Do not just settle for the first agent you meet.  Take your time and interview many, you owe it to yourself, to much is at stake.

Brande, as I was faxing an offer at nine this evening, I realized, yeah, I love what I do! Even if the hours aren't conventional, getting a young couple with very little money into their first home, guiding them through all of the paperwork and details, it's worth it.

Debbie - Yesterday I finalized a deal for a couple in their 90's.  It is a commercial piece of property.  It had an old house on it and it was in terrible shape.  The city sent them a really nasty letter.  Threatening them and really had them upset.  We went to the city, met with the judge ourselves on their behalf.  We were given 6 months to clean it up and get it SOLD.  Ka-baam!  The relief on their faces was all we needed.  They were going to pay us more commission for a job well done, but what we agreed to is all I deserve, I was just doing my job.  Isn't it rewarding?

Brande, that's a great example of an excellent realtor! Going the extra yard for a client has is own rewards; providing them with peace of mind is priceless.

Brande- It's great when your clients are happy with the work that you have done. I find it to be really rewarding when the first time home buyers call me up and tell me they love their house and that I am their favorite person in the whole world....(well at least until that first mortgage payment) =)

Brande-This is a great story of how you feel and also about how a client appreciates the service you provide. You need to change the title to a keyword rich title as this post is speaking to sellers. They need to find this post.
