Almost every buyer out looking for a home has seen what you've seen. They've seen the media talking about a housing slump. They've read the articles talking about the balloon bursting.
Even if your house is price appropriately. Don't expect it. It is a buyer's market!! If you get that low ball offer, at least make a counter offer. I know several of my counterparts will disagree with me, but you should attempt to counter regardless of their offer.

Several deals have been lost with an over zealous agent speaking for their best interest instead of their clients. Those Full Price offers do occur, but be prepared to work with all offers.
