You Must Change Your Thought Process

When the time comes to sell your home you must make one HUGE shift in your thought process.
You OWN a HOME but you SELL a HOUSE.
Too many sellers forget that when they put their house on the market, they are selling a commodity. They are selling an investment. It is is no longer going to be your home and you can't make emotional decisions.
For example, when you forget to flip that switch you tend to:
A) Be overly sensitive to any constructive feedback from agents or potential buyers
B) Over list your home from fair market value due to the blood, sweat and tears you put into it. Remember, the home's value is what someone is willing to pay for it, not what you feel it is necessarily worth. What does the market say??
C) When looking at repairs you tend to think, "It was good enough for me, it should be good enough for them" vs, you really should fix that broken bulb or leaking toilet.
D) "But that pink Princess room is my baby girls"....
E) I don't want people to see my "stuff". Don't put it in the pictures. Your stuff is personal. We get this, but how else can we show them the walls and layout???
F) Not changing things that might offend half the potential buyers. (if you have to ask, then we as your agent need to be honest with you and tell you about the pink elephant)
We do understand it is you home. The hardest thing you will ever do is let go of it. You have memories (Both good and bad) there. You have stuff that is important as well. No one likes people in their personal space. But the reality is, you are selling your HOUSE for a reason. Your HOME is going with you.
The sooner you make the switch in your heart and mind, the easier it will be. Don't be attached. You are selling your investment and trying to maximize it.
Remember, you want each and every buyer that comes in to see this as THEIR HOME not yours.
Hug your family and remind them you are moving to a new home. New memories. You are just are leaving the house behind.
