With prices still rising and demand still high in this market, many people are priced out of the market and have little to no options available. One possibility I am using for my clients is the lease purchase option. The advantages are plenty for the seller. They get immediate cash which may or may not be used for the down payment. Potential buyers take better care of the property because they want to purchase it.
I highly recommend the book Lease Purchase America by John Ross. It is a great read for a small paperback.
