Phoenix named hot housing market to watch in 2015!  Some experts believe this is because recent of New Housing availablity.

The Arizona Republic recently ran a story about the Metro Phoenix area being one of the top 10 housing markets to watch during the next year. They found that based on the future income growth potential and the New Build construction taking place in the Valley, the Phoenix area is poised to become a hot market in 2015. This is really good news after a generally flat 2014 for Valley Real Estate.

What does this mean for current homeowners or folks who want to be homeowners in the near future?  It means that if you are sitting back waiting to make a home purchase, now is the time to get busy.  Prices across the Valley have remained generally flat all year but early indications suggest that home prices will be rising in 2015.  Did I mention that now is the time to buy?

The story goes on to say that the sprawling Phoenix Metro Area continues its outward growth. "Phoenix consistently hammers home market growth through new construction. The sprawling desert city continues to see an increase in overall population and household growth. Household growth is anticipated to increase by 7 percent over the next five years,"-Johnathan Smoke; Realtor.com

This is great news for someone who is wanting to buy a home in the Phoenix area; especially the South East Valley in communities like, Chandler, Gilbert, and Queen Creek. Check out all of the great homes for sale in the southeast valley for less than $250,000!

And, if you have the means to extend a little bit further, there are some great deals out there in the $400,000 to $500,000 range as well!

 

What is the big lesson for buyers?

Get off the sidelines!  We haven't reached the point where home prices in Phoenix, or the South East Valley where I specialize, have risen all the way back to the peak numbers we saw 7 years ago in the housing market.

With home prices remaining affordable in the South East Valley, the longer you wait, the less house your money will buy.

What does all this mean if you are thinking about selling?

It's a great time to be a seller.  We still have affordable options available in most price ranges. With the market remaining flat over the past year, inventory has gone down a bit.  This means that sellers have less competition right now. And, with things slowing down over the holidays, the buyers that are out looking at properties are serious buyers and want to make a move quickly.

It's a good time in the real estate market in Gilbert, Chandler and Queen Creek no matter where you sit.....unless it's on the sidelines!
