Foundation Issues and The Costs Involved

Part 2

In Part 1  Foundation Repair Information For Homeowners and Engineers Part 1 we discussed the "BASICS of FOUNDATION REPAIR". But with every repair there are costs and along with those costs there are several options based on several opinions from several experts in this arena. Below is a brief overview of the many things a homeowner needs to take into consideration before making that very difficult decision to spend what will often be aa very expensive repair

Foundation Repair Costs

With many repair companies offering varying methods of foundation solutions, it is important for homeowners to request proposals from different companies.
Proposals should include:
• Information regarding type of system to be used
• Method of installation
• Estimated cost
• Warranty information
• Financing options
Some methods utilize pressed concrete pilings, thin walled steel, cable threaded concrete, or commercial grade steel. Some penetrate the zone of influence, which is the active clay soil. Understanding the different methods when comparing proposals ensures the homeowner makes an informed decision.
Comparing Estimates and Proposals
When requesting estimates, keep these questions in mind:
1. How long has the company been in business? The warranty provided is only as good as the longevity of the company.
2. What type of piling is going to be installed?
3. Did the company do a complete home evaluation with measurement devices?
4. Did the representative address any interior movement?
5. Does the company have any accreditation in engineering?
6. Is the cost estimate given the total project cost? (Sometimes, the company tacks-on additional charges once work begins.)
Just as each repair project requires different materials and methods, each proposal should be evaluated based on all criteria mentioned above. Costs will vary based on method and specific needs of the project.
