"The house has been on the market 2 months, we can wait!" "We want to think on it." "I know you have time today to show that new listing and I agree it does look like a good price, but we would just rather go out Saturday."

These are all quotes I've heard in the last 3 weeks and every one of these quotes costs my buyers a home that they wanted! I love my clients and when I sit down with them in the office, I tell them if you love a home...DON'T WAIT or you could lose it.

You see, buyers have gotten it in to their minds (thanks to the local media) that it is a buyer's market and if they wait they can get a better deal or with it being a buyers market they can take more time to think about a property and what to offer.

Well, let me tell you, here in the Portland area, the serious buyers are starting to shop and I've been involved in 4 multi offer situations in the last 3 weeks! Because of this, three of my buyers have lost a home they really wanted to someone who could afford to pay more. What was the common thing with each and every one of these buyers? They all wanted to wait before putting in an offer.

If you are in the Washington County, Oregon area and are looking to purchase a home, I would love to help you find that dream home. But, if you want to get that home once you find it, you can't wait! You need to jump on it immediately before someone else does. You see sitting on the fence never really has ever accomplished anything for anyone, just ask Humpty Dumpty.

Todd, I sell the most houses in Lynchburg: my surefire plan is to show my client a house they love the night before. I guarantee there's an accepted offer the next day, from another agent!

Buyers are beginning to resurface here in Kitsap as well.  If it is priced right, it will sell.  And strangely enough, a listing really can sit there for weeks, and all of a sudden there may be multiple offers.  Unexplainable.

On the homes that are priced well, there is more activity than there was in the "surge" two years ago.  I have seen up to 21 offers on a property on the market two days.  I have asked clients "Are you at work?  Can you meet me NOW?"

Marlene - I don't understand that myself, but it certainly has happened with a couple of my listings as well.

Mark - It really has been happening that way with REO properties where they price it just low as low can be.
