Today we are going to talk about major mistakes sellers can make while having there home listed.

 

 

This one doesn't even have to be on the list because I have said it over and over but heck why not say it again. DO NOT hire a real estate agent to sell your home because you know them. This is your largest investment treat it like one. If they are a rock star hire them all day, if they can not answer questions or have zero idea what they are doing NO!

 

Ok, that's out of the way.

 

1. Stay home during showings. This makes the buyer very uncomfortable. They can not speak there mind and feel like they shouldn't be there. Go to a movie, park down the street just do not stay home. 

 

2. Leave a dog loose in the home. Agents will not walk in the home if your dog is loose period. Put them outside or in the garage, better yet take them with you somewhere. This is for their safety and yours. 

 

3. Not clean your home. While showing yesterday I went into one of the dirtiest homes I have seen in a while. The buyers didn't want to go in. Come on i get it we don't all live perfect but please while listed it should be perfect. 

 

4. Not communicate with your agent. We want to sell your home as badly as you do trust me. If you do not communicate that you haven't been making your payments, getting divorced, not happy about marketing, etc we can not help you or change things up. 

 

5. Staying with an agent that just stuck a sign in your yard and does nothing else. Remember you do not have to sell your home with that agent. If you are unhappy express it and hire someone that cares more about you and your family.
