Brett:

I just wanted to acknowledge a Bloodhound Blog Post by Barry Cunningham entitled "80,000 Members and only 300 have anything to sell". As a subscriber to Bloohound's blog, I am always active in searching for opportunities to improve my skill set, educate myself about real estate on a national level and assist my clients with their real estate needs. Those needs would include helping homeowners sell their homes.

With regards to Barry's post, I do have listings to sell. HOWEVER...I'm blessed to say that most of them are UNDER CONTRACT or have been on the market less than 2 weeks.

Unless I am misunderstanding the strategy and this entity/these entities are prepared to pay full price for the listings, neither my sellers nor I are at the point of agreeing on the need to request an instant offer. If I am incorrect in this analysis, PLEASE LET ME KNOW ASAP!

If I may.....here is a small piece of advice from a small, Southern peon of a real estate agent. Don't paint all 79,700 AR Members with a broad brush. Some aren't even real estate agents. We agree that some probably didn't get the message. Plus, the 20/80 Rule does apply. Of that 80K, you might have about 16,000 active members.

Brett, I also am responding in response to Bloodhound.  I did not see this post when it was posted, but had I...I would not have responded either.  With all do respect we get pounded with calls and emails daily from lead and referral companies.  This looks no different.  What is the difference?

I have seen posts over, well, on every blog site that belongs to anyone in the real estate industry that complains about lead generation and sales phone calls.  Why would agents respond?  You also state in your post about comments going on and on and on.  As of starting to write this I was comment number 4?

Sorry, I don't see it the same way as you describe in your post.

Full price??What is full price. Our buyers and properties we buy are based upon what WE deem the to offer. We buy properties that make sense and make offers accordingly.

Kudos for you getting offers so quickly. And just so you know...we don't generalize..most does not mean all. Most means most.

Stephanie...your post is bewildering. Did you even bother to read this post. You say you read the one on Bloodhound. Am I to understand that you read two posts on two seperate blogs and completely missed it?

This is not a lead generation service. This is being able to speak to DIRECTLY the buyers who will be placing offers. WE ARE THE BUYERS..man you really missed it.

Unless your post was "featured," or written by one of the members that I subscribe to, your post would have to wait to be found in a search.  You don't really think that the 80K+ members of AR read every postfrom every blogger here, do you? 

I agree with Stephanie - your headline looks just like all the spam that we receive daily in our email folders, or the sincere emails from recent graduates of seminars like "Make money on foreclosures using none of your own money."  Experienced agents know pretty well where we should follow-up or waste our time. 

If I had a desperate seller, there are plenty of local "we buy houses now" vultures around - what makes you think that if someone doesn't call YOU (out of all possible choices), that we are "stoopid?"

Vicki..I just scanned my post. Never once used the word "stoopid".

Here's the problem with your take...most "we buy houses" guys have no idea what they are doing. They are birddogs. We and our associates are buyers..actual cash buyers. Secondly, if you simply took the initiative to search "get an offer" daily, you would clearly see posts wherein someone is looking to buy. If one has property to sell...one would expect an agent to exhaust all resources to sell a property. I would think their seller would expect that.

Third....are you implying one has to be "desperate" utilize investor buyers? Here's a novel approach, why not be proactive and find homes in your area that make sense for investors...passive realtors need not appy.

Are you saying that there are no properties you can provide to investors...sorry can't buy that.

How does anybody know whether you are a legitimate buyer, or just another "birddog?"  You don't look any different.

When scanning for homes in my area that are good investments, I expose them to my own investor buyers who I know have the financial resources lined up to perform.  From your post, I have no idea what your financial capabilities are, and there are too many that look just like yours to spend the time separating the real ones from the fakes.

You might be legitimate and sincere, but when you start blasting everyone for not appreciating you, it doesn't add to your credibility or love-ability!  This is still a relationship business and you haven't made any progress in establishing good, trusting relationships by coming in late to the party and insulting 50% of the members.

Brett - I have to tell you that one of my sellers and I decided to take you up on your offer of submitting a property for consideration for an offer, an offer that according to the site you linked to above, would send an offer within 24 hours, or even maybe within 30 minutes.  I talked to my seller and got his permission to submit one of his properties, along with sending you his contact info, etc.

Well, gotta tell ya that didn't happen.  Nope, no offer, not at all.  We got your standard auto-responder reply, saying that due to such overwhelming response to your offer, it could be as much as 24 hours before we might hear from someone with an offer.  Well, it's now been since 2:40pm EST on April 8th that we received the auto-responder reply.  Right now, it's 8:30pm EST on the 10th.  That looks to me like just about 54 hours, a little bit more than 24 hours as indicated in your auto-responder.  We waited a bit to comment here, just in case you really were so overwhelmed with properties being submitted that it would take a little longer to get to us....... 

Not sure what I actually expected from a post like this, instant offers and all that.  Am I surprised at the lack of response?  Probably not.  It surely would have been nice for my seller to have received at least a courtesy 'thanks but no thanks' response, since you seemed so genuinely interested in finding out about properties for sale.

Guess this was just another one of those posts to get 200 points, huh?

Ann after your comments on BHB we sensed you were not serious. As for the 200 points...please...do you really think we have any need for these points..if there was a way to transfer them we wouldn't care and would transfer them...

However, so you know where we are coming from and what kind of offer you should expect, you may want to read this article that explains our offer process.

Your seller can say thanks to your post on BHB. Not interested i false submissions. We don't need the practice.

Ann, in addition we don't purchase townhomes or condos..only SFR. FYI...our ofers and subsequent purchases are predicated upon the property cash flowing right away.
