Rain Gutters & Drainage & What
You Need To Know About It.
Part 1
Nope, We're not over the rainy season by a long shot here in San Diego. It looks like there's still more to come and boy do we ever need it. But it hasn't just been raining it's been pouring and with that comes drainage issues and how to deal with them. The drawing below is a broad and general overview of a basic catch and divert rain gutter system and how it's supposed to function.
The whole concept and purpose of a properly installed and functioning RAIN GUTTER, and SURFACE CATCH & DIVERT DRAINAGE SYSTEM is 5 fold.
- To catch water running off of your roof by means of a properly installed, functioning and protected rain gutter on the outer edge of your roof.
- Trap standing water on the surface of your property.
- Divert it to the catch basins on your property located in the lowest areas of your property in order to allow the runoff to gravity flow to the storm drain.
- Escort the water to the city provided and maintained STORM WATER DRAIN usually located in properly designed and maintained areas on the street at the base of your curb (CURB SIDE DRAIN).
- The collection is then directed to the CITY STORM WATER DRAIN.
- In areas where you have heavy tree branch and leaf fall over your roof or where there's a pervasive wind blowing leaves and foliage into your gutter you should install a wire mesh over the gutter in order to keep it from getting clogged from fallen leaves and debris.
- If you're home is located in a flood plain and rain and runoff flows naturally to your home and other structures it will be necessary to catch and divert the runoff to a sump well and automated sump pump with a dedicated 110v circuit whereupon the collection will be pumped to the storm drain system/s.
In any and all instances that is not a cure all regardless of the circumstances. Rain gutters and surface water drains need to be checked after every major storm to make sure that nothing is clogging the drain.
It is not unusual for large branches or pieces of debris to get caught causing a blockage. If you can't do this yourself you will need to hire someone who knows how to check and maintain your drains.
In many instances a knowledgeable and experienced handyman can perform this service at a reasonable. However if you don't have access to one it may become necessary to hire a licensed contractor to perform the service and maintenance. But by all means don't neglect to have it inspected and maintained
In Part 2 we will address the FRENCH DRAIN which can be possibly one of the most important and proactive things you can do to mitigate extensive damage to your foundation and/or intrusive and pervasive moisture issues that can lead to mold, premature structural deterioration and extensive long term damage that can cost you tens of thousands of dollars in damages and repairs that are not generally covered by insurance.
