This week’s report on home values for Mission Viejo and surrounding areas homes is prepared by a Mission Viejo Realtor Tim Lorenz. The report shows the Orange County Median Prices for resale homes were up 4.9 percent, for new homes up 15.0 percent and for resale condos up 4.9 percent. The sales volume is down for resale homes 5.2 percent and down 5.5 percent on condos and down 19.0 percent for new homes.
- Mission Viejo Zip Code 92691 sales prices are down 18.5 percent and the sales volume is down 16.3 percent.
- Mission Viejo Zip Code 92692 sales prices are down 15.4 percent and the sales volume is down 15.5 percent.
- Aliso Viejo sales prices are down 12.9 percent and the sales volume is down 12.1 percent.
- Laguna Niguel sales prices are up 29.5 percent and the sales volume is down 7.0 percent.
- Rancho Santa Margarita sales prices are down 6.0 percent and the sales volume down 10.6 percent.
- San Clemente Zip Code 92672 sales prices are down 4.1 percent and the sales volume is up 12.5 percent.
- San Clemente Zip Code 92673 sales prices are up 14.8 percent and the sales volume is down 9.8 percent.
The one thing we can say two weeks before Christmas is that the market has slowed down. We thought it would happen back at Thanksgiving but it was just a bit slower. Well I guess the consumers looked away from the market this week and we are seeing the slowing. It is still very strong but is showing the change now.
