The Kitchen and Master Bath are the most important selling features in a home. (Unless the Buyer is a single guy, and maybe it is the garage...)
For the Kitchen - will granite go by the wayside for another kitchen counter top? There are are few choices for counter tops - Corian, Quartz, Copper, Natural Stone, Glass, Granite, Marble, Wood, Concrete, Travertine or Laminate. The surface all depends of how much you want to spend, and what type of surface you need.
How about stainless steel appliances? Many homeowners do not like all the fingerprints all over the appliances, but some stay cleaner. Not many choices other than white or black appliances. We have seen darker wood cabinetry being used in the kitchen. I am finding more cherry and dark mocha cabinets in many kitchens. The amount of storage is vital to most home buyers. We are finding more than the knobs are metallic. Some back-splashes and even counter tops are being replaced with metallic or glass products.
Since the kitchen is the center of a home and where everyone gathers, it is nice to have a stellar kitchen. A nice island to organize the food array, and enough counter space to display the beverages.
The Master Bathroom is the other spot that will sell a home. Upgraded tiles on the floor as well as around the tub and shower. Many homeowners are contemplating removing the tub, as they never use it, and install a large 2-3 person shower with multiple heads. Soaker tubs are still in demand, and when you get ready to sell, you may eliminate some of the buyer pool, but do what makes you happy. Jetted tubs are less requested than in past years.
Heated tile floors are in, as there is nothing like getting out of the bath or shower on warm tile! Upgraded faucets and lighting are always nice. The vessel sinks were a fad, and now have faded. The individual cabinetry with sinks are seen more and more along with specialty mirrors. Darker cabinetry are being seen more and more in the bathrooms as well.
The bottom line when homeowners are contemplating remodels --- not all dollars will equate into resale dollars. Usually you can see around 70% of the investment when you sell your home. Do these upgrades for YOU and enjoy them, rather than doing them to sell your home.
I have found buyers either want it completely updated, or needs complete updating and the buyer can do it the way they want. Those baths and kitchens that have "some updating" are being passed over.
