The Kitchen and Master Bath are the most important selling features in a home.   (Unless the Buyer is a single guy, and maybe it is the garage...)    

 

Kitchen remodels

 

For the Kitchen - will granite go by the wayside for another kitchen counter top?    There are are few choices for counter tops - Corian, Quartz, Copper, Natural Stone, Glass, Granite, Marble, Wood, Concrete, Travertine or Laminate.   The surface all depends of how much you want to spend, and what type of surface you need.

How about stainless steel appliances?    Many homeowners do not like all the fingerprints all over the appliances, but some stay cleaner.     Not many choices other than white or black appliances.   We have seen darker wood cabinetry being used in the kitchen.     I am finding more cherry and dark mocha cabinets in many kitchens.  The amount of storage is vital to most home buyers.   We are finding more than the knobs are metallic.    Some back-splashes and even counter tops are being replaced with metallic or glass products.

Since the kitchen is the center of a home and where everyone gathers, it is nice to have a stellar kitchen.    A nice island to organize the food array, and enough counter space to display the beverages.   

 

The Master Bathroom is the other spot that will sell a home.    Upgraded tiles on the floor as well as around the tub and shower.    Many homeowners are contemplating removing the tub, as they never use it, and install a large 2-3 person shower with multiple heads.     Soaker tubs are still in demand, and when you get ready to sell, you may eliminate some of the buyer pool, but do what makes you happy.     Jetted tubs are less requested than in past years

Heated tile floors are in, as there is nothing like getting out of the bath or shower on warm tile!    Upgraded faucets and lighting are always nice.    The vessel sinks were a fad, and now have faded.    The individual cabinetry with sinks are seen more and more along with specialty mirrors.   Darker cabinetry are being seen more and more in the bathrooms as well.

The bottom line when homeowners are contemplating remodels --- not all dollars will equate into resale dollars.    Usually you can see around 70% of the investment when you sell your home.   Do these upgrades for YOU and enjoy them, rather than doing them to sell your home.  

 

I have found buyers either want it completely updated, or needs complete updating and the buyer can do it the way they want.    Those baths and kitchens that have "some updating" are being passed over.

I'm seeing all sorts of changes which is one of the reasons I am finally updating my guest bath. I always thought it was OK with glass tile, but now I know it needs to be redone to be marketable in a few years when I might want to sell. Fortunately my kitchen remodel from 2008 looks as fresh as the day it was done. The secret is to NOT be trendy but be timeless. It's an art.

Kitchens and bath never stop changing, sometimes for better and sometimes no so.  The question always remains as to how much you do to keep up with the Jones's and how much you do for increasing the value, market is alone a judge of that.  All I say do it really enjoy it while you are in the home, not really worry about adding value!!!

This is a good summary of what people are looking for in updated homes. I agree that buyers loathe the "partially updated" versions.

A local trend I've seen that no one seems to care for is lots of windows in master baths.  I don't mind a little light, but I totally want privacy.  But I love the dark wood in both.

Granite and Stainless have lasted a lot longer than I thought they would.  I'm seeing a lot more white cabinets and light granite lately though in the more "modern" type homes.  Merry Christmas & Happy New Year - Kasey

Consumer Reports did a lot of great research on the durability of countertops and also which ones stain less and scratch less. The winner by far, was Quartz. 

We are remodeling our kitchen next year and quartz is going to be my choice. What I love about quartz is that I can get white without worrying about stains! White quartz makes the kitchen look larger and cleaner. We are opening up our kitchen into the living areas so it will be awesome to see that quartz when you walk in the house! 

Also, Ikea has great prices on quartz.:)

Nice examples of beautiful kitchens! I am so over those basin sinks... just more surface areas to clean. Corian is my countertop of choice becuase it's so forgiving and easy to keep up.

Hi Joan, love the photos of the kitchen and the bath.  We remodeled our master bath, but decided to leave the tub in....as I like taking a nice hot bath!

Heated tile is a great option I'd like. Kitchen and master bath/bedroom can be deal breakers but lack of storage space can hurt a sale too. Happy New Year Joan.

I tell all my clients, Joan, not to expect 100 % of their investment to come back from updates and renovations. In the Charlotte area, granite is still king.

I'm seeing higher end features in lower end houses. Granite in the $200's was unheard of a few years ago.

These sound like trends that stick throughout the year.  Buyers should know that the updates will be for them to enjoy as they live there.  You're right to point out that it should not all be motivated by re sale value.

One of the items that we add to higher price flipped homes is ligting. Wow the proper lighting makes all the difference when selling a home. Great photos.
