The Busiest Time of the Year

As the great Andy Williams would sing, “It’s the most wonderful time of the year…” Christmas, is without a doubt the wonderful, cheerful and busiest time of all. In fact, the holiday season would start between the months of November until the end of December. There will be Christmas parties, family dinners, reunions, etc. here and there. But if you are someone selling your home – you could be in such a dilemma with the question that is – Should I keep my property on the market or take them off? I will be more objective with this writing and provide you with the pros and cons, to give you an informed decision should you decided to do any of the two.

 

Reasons to keep your property on the market

With the convenience of modern technology and the internet, buyers are always looking online. Serious potential buyers are always looking and the holidays are not an exception. Buying season is now all-year round which would definitely be something that sellers should think about.

However, not all minds think alike, which means that some sellers would take their property off the market as they do not want to be bothered during the holiday season. This is a good chance for other sellers because competition is light which means there is a possibility of selling your property before the year ends.

Sellers could also think of an advantage because the holiday season is the time where you decorate or renovate. This is more of a hitting two birds with one stone scenario because you get to stage your property and just in time with the most festive and cheerful holiday season of the year. This could be a good form of marketing your property. If your target market is families, this could give them the perfect family Christmas. Some buyers could get emotional especially when you embrace the season.

Festive season equals holiday cheers, meaning most people are naturally happy and well, generous during this time of the year.

Buyers’ standpoint:

During the holiday season, some sellers would renovate and decorate their property in line with the festivities. This is also a good thing for buyers because it means that the property for sale is in good condition. This is also a great opportunity to grab a great bargain as some seller would opt to change their strategy or lower their asking price.

When you do not want to be bothered during the holiday season, here are some things that you can think about:

Advantages – other people would think traditionally that buyers would put their properties off the market and eventually put it back after the holidays. Potential serious buyers would also think about transitioning from renting to getting or owning a property. This could give you better selling options as it will open doors to closing a sale by the next year, unless of course if the competition is not as stiff. Since the Christmas season would usually be holding parties, etc. it would give also a great deal of cleaning up after which would be such a hassle especially if you are planning to hold open houses over the holidays.

 

Disadvantages - During winter, leaves are off the trees and your landscape is pretty much dead. This won’t have any appeal to potential buyers as well as it looks barren and disregarded which is one of the reasons why it is advised to stage your home and decorate it well to market your property. It could also mean that you are in hurry and desperate looking for a buyer and might not get the real value of your property’s worth.

Whether or not you have decided to sell your home during the holiday season, think over a few times if you really need to sell it. Or whether you prefer to buy a property, it is always best to gather and research about if you are in dire need of owning a home. Hiring a real estate agent can help you sell your property or assist you into owning your dream home, even during the busiest time of the year; they will never fail you and will always be working hard regardless of what the season is.
