Kingsbrooke Townhouse Report: November 2014
Looks like Mother Nature decided to give Bristow, VA a late Christmas gift. The unseasonably warm temperatures and sunshine this Saturday afternoon have been delightful. Of course, I'm sure it won't be long before Kingsbrooke and the rest of Bristow is reminded it is winter.
Before we end the year, let's take a look back at the Kingsbrooke townhouse market for November. We will make comparisons to last month (October 2014) and last year (November 2013.)
TOWNHOUSES FOR SALE IN KINGSBROOKE
6 Listings were Active: 5 Regular Sales, 1 Short Sale
There was one less Kingsbrooke townhouse available to Bristow buyers when November came to a close, than had been available in October. The high list price was unchanged, but the low list price was down over 3% since last month. The average list price was down over 1.5% since last month, but up 8% since last year. As always, the best idea of market value comes from the sold column, as list prices are suggestions.
TOWNHOUSES UNDER CONTRACT IN KINGSBROOKE
3 Listings were Under Contract: 2 Regular Sales, 1 Short Sale
There were half the number of Kingsbrooke townhouses that were under contract in November than there had been in October. The high list price at time of contract was up over 5% since last month, but high marketing time was unchanged. The low list price at time of contract was an astounding 24% since last month and low marketing time was over 800% longer, which equates to eight more days on market. The average list price at time of contract was up over 8% since last month and up 5% since last year. The average marketing time was 20% shorter (3 days) compared to last month and 81% shorter than it had been last year.

5 Listings Sold: 3 Regular Sales, 2 Short Sales
Three more Kingsbrooke townhouses made it to settlement in November, than did in October. The high sold price was down 1% since last month, but the high marketing time was 42% shorter. The low sold price was down over 9.5% since last, but the low marketing time was down from 37 days to zero. The average sold price was down 3% since last month and the average marketing time was 65% shorter. There were no sales of Kingsbrooke townhouses in November 2013, so there are no year to year comparisons.
While values are slightly down since last month, marketing time is shorter. Townhouses in Kingsbrooke are in demand.
