No two ways around it, it is a Buyer's market right now.  If you are selling your home today it requires much more work on your side then it did just a few years ago.  One of the easiest ways for you to help your Realtor, and yourself, with selling your home is to allow a lockbox to be put on your home.  The lockbox holds a spare house key and it allows other Realtors easy access to your home.  Easy access = more showings.  Now admittedly this will cause you the homeowner to have to keep the home in "showing condition" for a great majority of the time.  No more not making the bed in the morning or leaving the breakfast dishes until after dinner.  When you agree to have a lockbox put on your home you also agree to how much notice you require prior to a showing, 30-45 minutes is best. 

  The upside of a lockbox is HUGE.  Buyers in todays market do not want to wait , 2 hours let alone, 24 hours for an appointment only home.  If you are allowing you r home to be show"by appointment only" you are only hurting yourself.  No picture or video tour can show the true beauty of your home.  You need to have buyers walking through your home to fully appreciate all it has to offer.

Think about it, the whole idea is to get people into your home and sell it quickly.  A lockbox will help.
