All my property owning clients are convinced of one sure thing and that is that professional management is worth every penny in the short and long term any way you look at it. If you poll the tenants under my supervision, they would tell you that being treated a certain way is expected and appreciated as well.

THE PEOPLE FACTOR

It is not just about rent and how it exchanges hands. There is a pride of ownership and performance that comes with a proper relationship in the rental business that compliments all the players. Expectations are real on both sides and when they are met..... results just follow naturally

ITS A HOME

Renters are calling the place they live in HOME and a home is not a house or dwelling but more of a personal and private place with minimum expectations in place for ones enjoyment and relaxation. The feeling one gets from a comfortable environment aides in all they do.

INVEST WISELY

Property owners have an investment that if not handled correctly can turn on them. Its almost as if the investment has a life of its own with expectations if the owners require a good reliable return on it. There is no reason why any investment shouldn't pay off if properly handled correctly

EVERYONE WANTS SOMETHING

What does an owner of rental property have in common with a renter? They are both people going about their business everyday wanting the same things and playing by all the established rules to get them. Putting into a place a win-win is mandatory for the short and long haul. There is no other way!

MONEY RELATIONSHIPS?

Tenants do not like to be ignored or forced to do without something they should have. In fact, many expect a certain level of service because they see themselves as customers or consumers paying a great deal of money for something they expect to go to their liking. I get it..... and support it too

RESPECT IS PART OF THE DEAL

Owners have a responsibility to make sure that the value offered called RENT is always in play and that a tenant can expect crisp communication and concern when a problem or a questions arises along with the respect in the moment. That is where having good management comes in...

SORRY FOR THE INCONVENIENCE

Making the management of property personal instead of just business has rewards that need to be mentioned. Because of the investment of goodwill, when something goes wrong, all parties come together to resolve it and no one becomes bitter but instead inconvenienced.

I'LL GET RIGHT ON IT

As an example, I had a pipe in the wall bust in a beautiful home when you would least want it to. That is the way it usually happens. However, because there is a underlying constant personal concern and customer servicing in place, the obvious inconveniences were over-looked while it was handled. HOW?

ITS OUR PROBLEM

I make clear to customer landlord clients that I support reasonable rents, quality and consistent repairs and to tenants rent paid on time and then perform as agreed. When something goes south, the test to cure and to make good is what determines how strong the relationship is. My business model serves all when activated. A problem is everyone's concern until corrected.

THE SYSTEMS WORK IF WE WORK THEM

We all want the same things...putting it into action is satisfying when done personally and financially and what do you know takes place? Winning for all during this brief time we all came together and it is only as hard or easy as we make it...

Your post is very informative Richie and once again reinforces to me that Property Management isn't for anyone and anyone thinking it's a good way to make money, should think twice because there's a lot of responsibility, accountability and understanding involved in relationship building between Tenant/Landord; Tenant/Property Management and Tenant/Home and/or property.

You run your business like a captain on a ship who doesn't take risks and assumes responsibility to the highest standard. I applaud you!

Richie, I think property managers should be put on a pedastal!    I have a friend that manages hundreds of properties and just loves it.   I give her ALL my rental clients.
