This season lacks a ton of motivating factors for first-time purchasers and move-up buyers. The kiddos are mid-school year, people are bustling through the holidays, and their wasting away those last days of paid vacation before they lose them. You don't have to worry about the number of 'tire-kickers' you would normally, browsing here and there with no real motivating factor. The ones looking now are much more serious about buying. There are also fewer homes on the market, which lowers your competition. Those sellers don't want to show during the holidays or think it won't sell - and that's just plain wrong, but will work in your favor. Serious buyers are looking… looking for your house, that is. 

Holiday Decorating

While I'm a believer of "less is more" when marketing your home, there are some things that just can't be explained. You've tidied up, you've put up the tree, the wreaths, the lights. There's something emotional about seeing a home decorated for the holidays that gives a Buyer an automatic inkling of "the feels" and how it might feel to live in such a warm, cozy environment. Positive emotion when selling is good! Hook their hearts with a festive home. 

 

So, what's the real hassle? Is there a catch to selling your home in the winter months? Not particularly! Yes, you'll need to keep the home clean and staged well, but that's any time of the year. And you still have the ability to control or decline showings that don't jive with your schedule.

There is no bad time to list and marketing over the winter, any of the other three seasons is smart. Giddy up go and get that show on the road. Because people are buying everyday and you are missing opportunities once you decide a sale is needed.
