Q: What are the must-have qualifications, systems, and tools that a seller should look for in a REALTOR when listing their home for sale in Winston Salem? 

A: In my opinion if you are hiring an agent to help you sell one of your largest investments then they need experience. Today's real estate market is dynamic. It is important to list with someone who can leverage their experience to help you get sold for the most amount of money in the least amount of time. With that being said, a new agent can be a great selection if your property needs some intense marketing. New agents tend to have a lot of time to market a listing because they do not have a lot of clients. Conversely, while they have a lot of time, their marketing budget is probably low at this stage in their career. Ultimately, an experienced listing agent with knowledge of how to avoid the kinks of selling and a history of problem solving will be a sound bet when considering a REALTOR to hire.

I agree that experience is a HUGE differentiator in hiring a Realtor.  Almost any buyer's agent can set you up to find a house online and use their lockbox access to point out which room is the kitchen and which is the master suite; however an experienced agent can tell you what you need to hear about the home, not just tell you what you want to hear in order to earn your referrals and long term business.  They will be looking at things that might be a detriment in selling that same home 5-7 years from now and telling you which things are a premium feature that makes that home stand out and may also add value today and down the road.
