Why didn't my home sell? A List of Probable Reasons Why.

There are many answers to the question “Why didn’t my home sell?” especially in today's Real Estate Market in the Poconos.  Here is a list of possible reasons why:

 

  1. Your Agent didn’t expose your home to the MLS (Multiple Listing Service)  because théy wanted to try and sell it themselves first before they exposed it to the Hundreds and Hundreds of Agents that belong to the MLS.

 

 Never agree to this if your Agent suggests it!

 

  1.  The Marketing of your home did not include sites that would syndicate your home to sites all over the Internet. Statistics show that 90% of Buyers search the Internet for their next home.

 

Expect Maximum Marketing Exposure from your Agent and confirm that many forms of Marketing are included in the Marketing Plan you receive from your Agent.

  1. You did not receive any feedback on the showings of your home to know what Buyers did and did not like.

 

Part of listing your home for sale is working together with your Realtor® and receiving feedback on a regular basis to guide you on making any necessary changes\decisions that need to be made to get you to SOLD!!

 

  1. Your home is not “show” ready. Refer to my post “What buyers want in today’s home.”

 

If your home is not light and bright and clutter free, you can find it difficult to sell your home and to sell for a decent price. Today's buyers want move in ready.

  1. Being accessible for showings at most any time and/or making the home easy to show and having the home in “top-notch” condition for all showings.

 

Many showings are last minute or with short notice so requiring 24 hour notice can be a major deterrent from showing your home. Make arrangements to make your home “show easy” and readily available to be shown at any time.

 

  1. Not pricing your home at Market Value is a MAJOR reason homes do not sell.

 

Proper pricing of your home depends upon what type of Real Estate Market that you are in as well as other factors such as location or view.

The Real Estate Market in the Poconos is currently (2014/2015) in a Strong Buyers market therefore you have lots and lots of competition for your home right now. Savvy Buyers know this and will only want to see the BEST deals for their dollar.

Don't forget to add "your agent doesn't return calls or emails".  It is hard to sell a home when you can't find the listing agent to let them know your questions concerns before possibly writing an offer.

Bobbie- this is excellent.  So many times, when I'm consulting on a home for staging, the seller will wonder why their home isn't selling.  Besides the condition, the other points you mentioned all come into play.  Does the price reflect the condition?  Does the condition reflect the price?

Kathy, Thanks. We wish all our clients would do professional staging before putting their home on the market. The price needs to reflect the condition of the home and even when it does it is less expensive for the seller to improve the condition before putting their home on the market.

Comprehensive explanation of the many reasons homes do not sell.  I know we hate to mention such things but...even the under-whelming presentation in the MLS of features and photos can really kill any potential of even a well priced home.

There are lovely homes that languish on the market. I really feel for sellers who feel like wall flowers at the dance. No house is perfect. Are you on a busy corner? Do you have decor that reads "granny"? Do you have unfinished projects--like the garden shed that needs a new roof? Or the imperfect drywall where the shower once leaked? Store any belongings that you don't absolutely have to have. Get your house sparkling clean. Make sure your realtor is splashing you all over social media. Good luck!
