5 PHOTO Mistakes that TURNS Away BUYERS & Cost Seller $$$$

Pictures do wonderful job in raising the curiosity of the Northern Virginia buyers who will eventually schedule a showing for your home.

These are the 5 mistakes home seller and Realtor should avoid while taking or uploading pictures:

 

1. Closets- The goal of the closest pictures is to give purchaser an idea how large space the closet is. It could be secondary bedroom closet, linen closet or an impressive master bedroom walk in closet. Pictures of unorganized closet that shows clutter will displease the potential buyers.

  

 

 

 

 

 

 

 

 

 

 

 

 

 

PS: IF you don't want potential buyers to see your collection of clothes or your closets are not ready for photo shot skip it. Don't upload pictures of something that you are not comfortable or is not ready for showing.

 

2. Bathrooms:  Bathroom should be clean, declutter the counter tops and wipe the mirror.  May be this will be my pet peeve, while taking pictures please put the toilet SEAT DOWN.  Another important tip for my non-professional photographers please DO NOT take pictures your reflection in the mirror. Buyers don't want to see how is taking the pictures!!

 

 

 

 

 

 

 






3.Exterior-
Curb appeal is weighed in as one of the most important exterior feature of the home. Think about exterior as cover of the book. Buyers will create a judgment on how they perceive the house from outside. So prior to taking pictures : Remove the trash cans, dead plants, move your car, rake the leaves, toys, roll the hose, stage the sitting area, wipe the grill or cover it up, clean the light fixtures and so on.

 

 

 

 

 

 

 

 

 

 

 PS: In above pictures CAR is not sold along with the home so why leave it on the drive way??? Take pictures at different angle of the homes to maximize the curb appeal!

 

4. Poor light- Every home owner wants to live in a bright home rather than dark and gloaming house. While taking pictures maximize the exposure to get the most light in the house. Open up the curtains, blinds and turn on the light. If raining on the day pictures were schedule speak to your photographer about rescheduling or touching up. 5. Updating Photos After Season/holiday has passed- This is applicable through out the year. Many of the homes may have been on the market since fall or had holiday decoration during their photo session. Update the pictures to reflect the current stage of the home will give fresh/current look to it. Also if the home was occupied and did not show its potential it may be a good idea to have your local Realtor take new pictures vacant or with staged furniture.

Ritu, these are great tips for a seller to present their property in the best light possible.  I do, however, believe that a property in rough condition should show the home as it is "warts" and all, as buyers and agents do want to see the good with the bad.

Ritu Desai -- Beautiful and well-designed post. You made good points, especially the last one about shooting exterior shots from a different angle. An oblique shot shows off the depth of the home sometimes.

Another peve that I have is the photographer (usually amateurs) not holding the camera so vertical lines show as vertical.

Hi Ritu; Loved the one about updating photos - after the holiday! Guess it's a dead give away if you are seeing a Christmas tree living room photo in April - that the house is not selling right away!
