ou may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment Access program. You may also consider another CHDAP .5% half percent down payment program from a minimum 640 fico score with a silent second mortgage with no payments until you sell or refinance. You may consider the USDA Rural Zero Down purchase loan for the out of city limit home purchases or cities with less than 25k residents with a minimum 560 ficos score.

You may qualfiy for 3% down conventional from a minimum 620 fico score or even 5% down conventional with NO Mortgage insurance (Lender paid MI) from a minimum 620 fico score. Otherwise, you will need 20% down to qualify for conventional financing with NO Mortgage insurance.

*You may qualify conventional ONE DAY after a short sale, foreclosure or deed in lieu with 20% down and minimum 660 fico score. You may qualify FHA ONE YEAR from a BK, short sale, foreclosure or deed in lieu with a minimum 580 fico score and 3.5% down payment program.

(FHA financing no longer offers no mortgage insurance options as the mortgage insurance is now for the life of the loan.)
