Home price gains could make selling attractive to institutional investors
Charlotte ranks fifth among regions with the most homes sold to institutional investors between January 2012 and August, but so far the equity gained in those homes trails behind six of the regions in the top 10, according to real estate data and analytics provider RealtyTrac. 
Still, the area was listed among eight that RealtyTrac said are “markets where (the) big four investors have the most motivation to ‘cash out’ based on potential returns from equity gained.” The four companies RealtyTrac focused on were Blackstone, American Homes 4 Rent, Fundamental REO and Colony American Homes.
“I have not seen this happening as of yet,” wrote Nancy Braun, owner of Showcase Realty LLC in Charlotte, in an email. “These companies, I believe, are doing well with renting out their properties – low vacancies and high rent – and if they are netting them a good cash-flow return, they may hold on a bit longer to show these numbers to another investor and sell off these properties in packages to investors seeking a positive cash flow and high cap rate.”
