Finding out when rental prospects are moving is one of the first questions I ask in my PRE-screening routine.
Prospects coming from a "migration site" like Zillow, Move/Realtor, Trulia (sorry ActiveRain) do not see when a rental property is available so they often go through the FRUSTRATING process of filing out an inquiry form thinking that someone will call them.
NOT IN MY WORLD! I don't know where they are, what time zone and if I call them and they don't answer we are in phone tag and they can then call me back AT ANY TIME with the anticipation of a discussion of their rental home needs at 3A - THEIR or MY time.

Our office has taken the SAFE REALTOR pledge and we will not show our rental properties to prospects who just call on their phones or send us an e-mail. If you do not come through the contact/inquire option from the listing on our web site, we will not meet you at the property.
