What are Buyers Looking for in Raleigh, NC?

Sellers in Raleigh, NC all want to know.  WHAT do buyers want?!

CLEAN! - Clean your house and then go over it with a magnifying glass. Clean the cobwebs out of the corners. Wipe down the cabinets.  Get the mildew off the grout in the shower.  Clean the dust off the windowsills and blinds.  Have the carpets professionally cleaned.  The cleaner your home looks, the more it will attract a buyer.  I can not tell you how many homes I've showed buyers where the second they walked in, they had that "ew" face on because the home wasn't sparkling.  These homes were clean by your everyday standards, but they were not "selling a product" clean. upgraded kitchen

Well maintained. Put a fresh coat of paint on the inside and outside.  Keep the lawn mowed and the beds weeded. Make sure the roof is clean.  Make sure the front door opens and closes easily.  Ideally, you would have a pre-listing home inspection and repair everything on the list before it hits the market.  The less things the buyer's inspector finds, the better.

Upgrades. If you have a very dated home, there are some light upgrades you can do.  The more you do, the more likely your home will sell faster, but you will not likely recoup all the money you put in.  There is a fine line between upgrading and over doing it. Some ideas - replace brass fixtures and door hardware. Install granite counter tops.  If the appliances are really old, I would replace with stainless steel.  Refinish kitchen cabinets and replace with new hardware.  Re-glaze worn bathtubs. Install new bath vanities and shower doors.  The list is really endless of the things you can do, but these are things that will give your home some pop!

Raleigh sellers can give those Raleigh buyers what they are looking for!  Inventory is getting low, and buyers are having a hard time finding homes that are move-in ready.

Sizzle sells!  And, it's amazing what our eyes can become used to!

 

A while back when I owned a real estate company, I went on a listing call where the husband was a contractor and the wife owned a cleaning company. 

 

Their home was amazing in that every tee was crossed and I was dotted with a bunch of neat features like a plumbed in gas line for their built in barbeque station, an on demand water heater and some cool indirect lighting.  The wife had also had one of her crews go over the house from stem to stern to make sure that it was spotless...which it was.

 

The only problem with it was in the kitchen they were missing a cover off of an electrical outlet.  I happened to have one in my car that matched the rest of the house and when I came back in with it and a screwdriver they both broke out in a huge belly laugh and started pointing fingers at one another and teasing each other about how they were both supposed to stop by the hardware store to get one of the covers so that they would be "finished".

 

I asked them how long it had been that way and they once again started laughing...they had "finished" the kitchen something like 4 months previous!  After a while they had simply stopped seeing the missing cover.

R. B. "Bob" Mitchell - Loan Officer Raleigh/Durham It's funny what people stop seeing.  In my own house, I have a hole in the wall where I moved an outlet.  It's been there for a year, and I still haven't bothered to patch it.  I quit noticing it.

I'm adding an addition to my home, but had to pause the process while I complete a refinance and my wife accuses me of not seeing the big hole that I dug on the back of our home!
