Condos for under $200K in Ponce Inlet. January 2015

I was sending listings for condos on the beachside, and after several of what I believed were good ones did not really impress the Buyers, they asked me to look at Ponce Inlet. Usually, when we are talking about the lowest price point, it is rarely a realistic idea.

But things change and there is always a chance that Christmas miracles happen a few days after the New Year, so I checked.

The search proved that there are no miracles, at least not after Christmas.

Ponce InletThe search returned only 3 units, two of them for the same price of $149,900, and one for $149,000. All of them are in Beacon Point, a 1973-built 2-story condo across the street from the ocean. Nope, for this price or very close to it, you can get better deals in Daytona Beach Shores.

Traditionally, Ponce Inlet and Ormond Beach are more expensive than Daytona Beach and Daytona Beach Shores. However, out of 68 condominiums in Daytona Beach, only a handful are on the Beachside, making Daytona Beach Shores the most serious contender, if you consider the Beachside the place to be.

Interestingly, location-wise I consider Daytona Beach Shores one of 2 best places to own a condo on the beachside. Am I impartial? I guess I am not. After all that’s where I live and work. And what’s even more important, that’s where I want to live and work.

To me it has that wonderful feel of a city. With high-rises, it looks and feels like a city, even though it has a little less than 5,000 residents. Not New York, of course, and not Miami, but what if I am here because I do not want to be in New York?

Not that I haven’t, I lived 5.5 years in the Bronx.

Ponce Inlet is a small town. Even smaller than Daytona Beach Shores. The tallest structure is 7-story, a different feel. I lived in Ponce Inlet, I love it. I might consider it as a place to retire, but for now my home – Daytona Beach Shores. A little closer to everything, a little more life, lights in the evening... The difference is that Ponce Inlet at night feels like a village, while Daytona Beach Shores is still a city…

And I am a city dweller…
