Link Houses

The variety of home types in Oshawa can be confusing and, just to be difficult, there are variations within the house types.

The information set out in this article also applies to:

·    house types in Clarington

·    house types in Whitby

·    house types in Ajax

·    house types in Pickering

and most other cities and communities within the South Durham Region of Ontario.

The 5 major home types in these areas are:

·    Detached Houses

·    Link Houses

·    Semi-Detached Houses

·    Townhouses

·    Condominium Apartments (Condos)

This Article Discusses Link Houses.

 Link Houses:

, also known as Linked Houses, are one of a group of house types that could be called Attached Houses because the individual houses are attached, in some way, to other houses.

A Linked Houses consists of two, or more, residential buildings, each one comprising not more than one dwelling unit; the houses are connected to each other below ground level (also referred to as “below grade”).

It is my understanding that, typically, a link house is attached to the adjoining house, or houses, by one or two short rows of concrete block footings, below grade, at right angles to the foundation walls.

As far as I am aware, the attachment has no structural purpose. However, if this is of particular interest to you, you should seek advice from an expert.

photo of link housesAs mentioned in my article on Detached Houses, it can be difficult to recognize the difference between a detached house and a link house.

A link home appears, from the outside, to be a detached house.

The only clue is likely to be a very small distance between it and the adjoining homes combined with the time of construction of the home.

The link house style was popular in the 1970s.

photo of link housesThe purpose of the attachment was to enable developers to build houses, which appeared to be detached, on lots that were too small for construction of detached homes according to the relevant building codes at that time.

Of course, since then, building codes have been changed and allow for much smaller lots for detached homes than was permitted in the 1970s.

The advantages of a Link House are that:

1.     Unlike townhouses, they do not have a common wall with the “attached” house; and

2.     They are usually cheaper than a comparable detached home.
