The Average Sold price of homes was $133k which is DOWN 3% from December of 2013.

The Number of Homes sold was 226 homes which is UP by 20% from December 2013 and UP from the 209 sold for November 2014. (*Homes do sell in the Wintertime)

The Number of Pending homes is 192 UP 40% from December of 2013.

The Absorption Rate dropped to 10.91 months versus 13.09 months for December 2013 and 13 months for November 2014.
The Foreclosure Rate of Sold Homes in December was 36.7%, STILL way too high.
Other important items to review when looking at the Pocono Real Estate Market Report are:

The Number of Active listings rose 2% to 2213 homes, County wide.

The Average Sold Price of homes, year to date is $132,145, down 3.18% from last year at this time.

The Sale to List Price ratio was approximately 93.5% where we would like to see at least 97%

The Average Days on the Market of the homes that sold dropped to 168 days.
The Absorption rate shows that we continue to be in a very strong Buyers Market.
A balanced market would have an Absorption rate of around 6 months.
