Semi-Detached Houses:

 

Semi-Detached Houses are one of a group of house types that can be called Attached Houses because the individual dwelling units are attached, in some way, to other dwelling units.

 

A Semi-Detached Home is one of two dwellings attached to each other, usually side by side, but not attached to any other dwelling or structure (except its own garage or shed).

 

A semi-detached dwelling has no dwellings either above it or below it, and the two dwelling units, together, have an open space on all sides.

 

The two residential units are divided by a common wall.

The dividing line between the two units is the centre of the dividing wall.

 

Each unit owner has freehold title to their parcel of land with the individual semi-detached home constructed on that parcel.

 

The advantage of a semi-detached house is that it has many of the benefits of a detached home while being cheaper than a detached home.

 

One of the disadvantages of a semi-detached house is the common wall and the fact that, rooms can lack light due to that common wall.

 

photo of semi-detached homes with different appearanceA further disadvantage is the fact that the total building, when constructed, usually had a common appearance for both of the dwelling units. However, over time, this can change because each owner has total control over their particular land and dwelling unit.

 

It is likely that, at some time, you have seen a semi-detached residential property where one of the owners has painted the exterior of their semi in a totally contrasting colour to that of the neighbour.

This can have an adverse impact on the value of the neighbour’s home.

 

If you already own, or are considering the purchase of, a semi-detached home, it would be worthwhile discussing the position with your lawyer and with the owner of the adjoining semi.

 

photo of semi-detached homes painted different coloursIt may be possible to reach agreement with the adjoining owner about maintaining standards with regard to the exterior and having a covenant registered on the title of each of the semis so that agreed standards will run with the ownership of each property and bind future owners.

 

The advantages of a Semi-Detached Home are:

1.     They are usually cheaper than a comparable detached home.

2.     They only have a common wall on one side, not on both sides like most townhouses.

 

As previously mentioned, the disadvantages of a Semi-Detached Home are:

1.    The existence of the common wall

2.    Less light entering the home than for a detached house

3.    Possible noise from the adjoining semi
