Colors - To Paint Or Not To Paint - Selling Your Home

Colors are always a topic when you are considering selling your home. To paint or not to paint, that is often the question.

Many homeowners do not want to spend the time or money on painting their home before putting it on the market but there are so many things to consider. What colors do you have on your walls? Are they neutral? Do they make the home look larger or are they dark colors that make the rooms look not only smaller but also darker?

Investing in preparing your home for sale with something as simple as a coat of paint is going to assist you in not only selling your home quicker but also in getting top dollar for your home. Most buyers do not want to have to deal with painting the entire house prior to moving in. These are changes that are generally made gradually down the road.

So remember, while you are a fan of that football team with the burgundy color that you painted either an entire wall or the entire room, chances are that color is not going to help you sell your home. As a matter of fact, it may well delay the sale. Bite the bullet and opt for neutral colors. Just as we Realtors constantly preach the mantra 'de-clutter, de-clutter' we also ask that you have your home painted in neutral colors that are warm, inviting and say to the prospective buyer 'this home is a blank slate for you to come to and work your own magic'.

Unless the home just looks great, I almost always find a reason to add some paint. It is a cheap way to add great value.

I always believe it is smart to put a fresh coat of paint on a house if there are marks on the wall or discoloration

Even homes with existing neutral colors may need a fresh coat of paint.  It just makes a room look clean, fresh and loved.  I don't mind color as long as it fits with the rest of the decor and works to enhance a homes features. 

Great post, a fresh coat of paint never hurts. It pays to paint.

If you have super paint, not much money, the new colors picked might not help the sale odds. I have seen earlier shades that I liked better but what do you say when they want to know what do you think?

There's always the option of offering an allowance for the paint only. This way the buyer picks the brand and color and has the option of painting it themselves or hiring a professional painter. This can be a solution when the existing colors are hideous, the paint is dirty and can't be cleaned, there are watermarks or the paint is flaking.

So far I have been pretty good about folks understanding the benefit of a color update in cases where there may be a bolder or more "unique" color palette in place.

I couldn't agree more.  Have seen in many homes what a neutral color of paint will do to a home with bold or white walls.  It is a hassle to do while living in the home, but a must for the quickest sale and best price.

Neutral is the key word! White walls can be just as bad .. no personality, bland and boring. Buyers would remember the house with the purple wall but not the one that was entirely white.

*This is not meant as an excuse to keep the bold or dark colors, however!

Your marketing to the masses so I always keep my flips neutral clean colors, no pinks, or sharp cheddar yellows, puke green, no tomato reds, etc.

Yes colors can kill a buyers enthusiasm! I try to tell them it is just paint but in their mind it is time consuming and costly... most want move in ready !
