Major Housing Announcement Tomorrow

By
Mortgage and Lending with George Souto NMLS #65149 FHA, CHFA, VA Mortgages NMLS #65149

President Obama is expected to make at least one Major Housing  Announcement Tomorrow when he delivers his housing speech in Phoenix, AZ.  The main purpose for the Presidents speech is to address the current state of the market, and the history of how we got here.  But along with his overall statement of the market, the President is expected to address specific policy issues/changes which the Lending Industry has been lobbying for.

There are basically three issues/changes which he will address that I want to highlight today in this short blog, and the first one is a major change which all of us have been requesting for sometime now.  The three announcements I want to highlight are:

  • A 50 basis point reduction in the Annual FHA Monthly Insurance Premium (MIP) from 1.35 to .85.
  • Changes to the Fannie Mae and Freddie Mac rep & warrants in hopes of reducing the uncertainty in the risk level Lender face.
  • Call for GSE reform in an attempt to send a strong signal to the Congress and Senate to put this as a high priority on their agenda this year.

These three Major Housing Announcement Tomorrow would be a big step towards making housing more affordable, and providing Lenders with a little more confidence in the GSE's.  But like anything else the proof will be in the pudding, and the details which will follow after the Presidents speech tomorrows hopefully will start to provide that.

I'll take 0.85 rather than1.35; but can I get a 0.00?

Surely there are ramifications that aren't clear to me, but the housing market and consumers would be very happy.

George Souto hopefully, MIP reduction will make a big difference for borrowers with low down payment.

I think...the comment about the politicians: politicians do this all the time, right? Love and light and peace and harmony are my wish for that segment of the population.

Guys, as always, as I'm scrolling down to read the rest of the comments on the phone, I'm hoping this doesn't turn into a worldwide heavy duty, tooth and nail debate.

George... as always we'll never know the true impact or success of such programs until long after they are initiated. I'm glad the MIP is going down; it was getting really hard for buyers to swallow.

Making housing more affordable would be great -- but yes, it's all in the details.

Will be interesting to see if MIP does get reduced.  From what I keep reading FHA is nearly insolvent and needs the money to survive.

George,

I. too, am all for making housing more affordable.  The sooner we implement these changes, the better chances of kick starting the new year with an upward trend in the real estate market.

I wish they'd reduce the upfront MIP for the FHA-insured Reverse Mortgage program too.

George in our area only time will tell and help.  I had to do a search for GSE to know what you were talking about, not being a loan officer

George - will be watching tomorrow. 2014 turned out to be a slower year than 2 preceeding years, and 2015 in Florida does not look very bright, either.

Hi George Souto , It sounds like we may be heading in the right direction. Making housing more affordable will benefit those that are stuck paying rent every month.

The MIP rate was insainly high.  The first GFE I saw after it jumped made me think the lender made and error when I saw the spread in the interest rate and the APR.  Glad to see it come back down.
