Pending Homes Sales in Sonoma Ranch were 11 homes, ranging in prices from $219,900 to $745,000. Average Days on the market for pended sales were 152 days. Average price per square foot was $118.67.

Homes that were not overpriced sold sold faster in that 97 percent bracket, but those that had to take a price reduction to get them sold just took a littler longer as noted in the 95 percent OLP/SP ratio. Homes that are priced accurately(according to the comparable homes in the community), and properly staged are selling faster than does that are not.
New construction homes are still being built in some areas of Sonoma Ranch, especially at the higher end price, which give buyers the option of buying new or pre-owned.
