In November we reported that active listings in Agoura Hills CA have really not reduced to much in Agoura Hills CA overall from October.  In December we did see about a 10% drop in active listings, which is very typical for this time of the year at only 114 active listings.  That is extremely tight inventory for sale and caused some bit of frustration in our Buyers looking for a home just before the holidays. This is regardless of the fact that the home prices in Agoura Hills CA remain very stable at the moment and obtaining a home loan is easier than is has been, with continued historic low interest rates. Our motivated buyers are really having their pick of very nice homes at great prices, regardless of the lack of inventory as sellers are fairly motivated.

 

INTERESTING STATISTIC:  Agoura Hills has a total housing inventory of approximatley 9,503 homes.  There are currently 114 homes on the market for sale in Agoura Hills.  This equates to about 1.20% of the inventory for sale.  A good healthy market normally would see between 3% to 5% of an inventory moving.

The median listing price for homes in Agoura Hills CA for December 2014 increased by approximately 5.5%, from $1,503,090  to $1,585,150, as overall listings have reduced about 10% leaving some of the higher end homes on the market.  The median price per foot increased 6.3% to $520 per square foot.  The largest issue is that homes continue to go on the market with listing prices inches about the previous listing and homes are sitting on the market with buyers that are dipping their toes in and backing away with worry in the market.

 

Significantly all are standard non-distressed sales, with only 8.9% being either short sale or lender owned sales, which number actually increased from 7.6% last month.  This is usually due to banks wanting to get some bank owned properties off their books by year end. The median days on market has remained stable overall at 76 days, but still significantly shorter than the national average. Owner-occupied homes comprise over 73.69% of the Agoura Hills CA housing market. Median household income for the median aged 42 year old Agoura Hills resident is $109,056 per year, with 39% married, over 40% having children living in the home, and 81.27% of them with at some college or above education.
