Are market is priced like a science especially in the lower end, say below $250k. There is not much if any price differential.

Sharon Parisi  Thanks for dropping in.  I think this simple graph helps potential sellers that look at the houses listed at such and such and think that is what they are worth.  It is a great lead in at listing presentations to show sellers so they don't over price their properties.  I tend to get listings that sell quickly because they are priced well and this REALLY helps.

Winston Heverly how interesting.  I have worked in Idaho, Nevada and California and there was always a huge difference at least in that first listing period.  I think I thought it is like that all over.  Nice to see your area is different.  I like to get them sold so try hard to get then within 5k of selling price.  Thanks for taking the time to comment, I love learning about other areas.

Rain Silverhawk I think I'm going to add a graph like yours to my listing presentations.  In the current Dallas market, the lines will be close together.  A great third line would be the county appraiser's assessed value.  Thank you for sharing this great idea!

Rain Silverhawk I think that would be a great idea.  People tend to believe the once source that they read, instead of researching all angles.  Your graph demonstrate the need to look at all resources.
