Current MLS Property Listings on the Market

First we will take a look at the current homes for sale on the market. There are seven properties currently available for sale on the market.  Of these properties, two properties are listed as contingent and zero properties are listed as pending. That leaves five properties available for sale of which one has had a price reduction.  The five remaining homes for sale consist of three traditional sales and two REO/Bank Owned properties.

The range of prices of the lowest available property is $325,000 for five bedrooms with three bathrooms and 3,150 square feet under air. Recently Sold Houses

Next we will look at the sold properties, in the last six months five properties have sold. The average sales price was $396,000 and the average sales price per square foot was $120 with the range in process from $106 to $135.

The average days on market for the sold houses was 112 days.  In regards to the types of sales in the past six months all five sales were traditional sales.  Three were conventional financed and one was a cash transaction and one was an assumable mortgage.

Sales to List Price of Sold Real Estate

Let us look at the Sales to List price; this information has been provided to see the relationship of the actual sold price of a home to the asking list price. On the low end of the spectrum there was a 95% sale of asking price, the average was 97% of the asking price meaning that most properties are settling at a 3% discount of the asking prices. At the high of the spectrum was a sale at 99% of the asking price letting us know that the homes have all sold for less than asking price.
