All Methods of Marketing Work When Executed Properly

I’m thinking about the “Nay-Sayers” of direct mail marketing, and it occurred to me that there is not a method of marketing that “does not work.”  Every method of marketing works when executed properly.  Every method of marketing is a successful method when the user of that method makes it attractive to the recipient. 

All marketplaces are very different, and that means adjustments must be made to attract homeowners in each marketplace to respond positively to marketing methods.  Too often, there are naïve agents who actually pay attention to seasoned agents because they are seasoned!!  That’s counterproductive and the mentor who is leading the way should understand and be honest with the mentee.

Homeowners have one common trait.  They all want a sale.  They will respond positively to an agent who convinces them that he/she will market their homes properly and will lead the homeowners to the closing table.  The methods used to address that issue with each homeowner are many.  The way each method is executed will determine the success of the method. 

 

The “Nay-Sayers” need to realize that their abilities may not warrant success; and until the agents do some self-evaluation and admit that their skill levels may not be up to par, there are methods that will NEVER WORK FOR THEM!!!

The People You Know, Like and Trust!

My previous Broker told me before implimenting a new marketing plan to make sure and have the funds for a year set aside.  She said not trying it out for at least a year was wasting my time and money.  I have always remembered this.

Direct mail is a proven method that can be very effective. It is a long term marketing solution though and not an overnight success many times. Or maybe I should say it is a progressive success. the more consistent you are the better the results. Great post Barbara.

Attractive to the recipient - means people will call. Your call to action works & other agents comments don't.

I'm good at this also & there are so many nay-sayers I don't bother anymore. What I'd like to point out is if you send junk - you don't get any response. You are not sending anything of value so who's fault is that?

Marketing is so important. I tell sellers that I am here to market the house. .. very different from 'selling' it --got to generate interest first!

Just because the internet provides such a powerful marketing base doesn't mean we should just ignore the past tried and true methods. Everyone still checks their mail and you can always impress a potential client with a well written introduction from the heart. Great article Barbara!

Whether you market yourself on the internet, distribute postcards and flyers, and door knock, the returns are unsure. Too many motivational speakers say do this, do that but those marketing techniques are effective on a given period and the healthy status of the market itself. There is no quick solution and spending all your time and expenses on all those techniques will drag down you pocket deeper than expected. It is good when the windfall comes earlier than later. Additionally, the one technique that is more productive is plain referral from friends and relatives which comes either in the dark of the night when you least expected it.

Networking and personal contacts are a good source but to not market consistently is a real crap shoot!!!!  risky business....not my style...
