How did the home market fair for Prairie Village at the end of the year? Here are the new numbers for December 2014 Prairie Village Market Data and it includes number of homes sold, average sales price and average days on market for Prairie Village houses for sale.

 

 

In December 2014, there were 33 single family homes that sold in Prairie Village per the local Multiple Listing Service reports. 18 of these Prairie Village houses for sale sold in the price range up to $200,000 with the average sales price being $133,639. 8 sales in price range up $200-$300,000 with an average sales price of $239,234, 2 sales in the range of $300-$400,000 with average sales price of $346,250. 5 homes sold from the sales price range from $400-$700,000.

Those homes that sold in the price range up to $200,000, had a sales price average of 92.5% of the list price with average days on market of 42.  Those homes sold in the price range of $200-$300,000 had a sales price 96.9% to list price ratio with average days on market of 34.  Homes sold in the price range of $300-$400,000 had an average sales price of 94.0% to list price ration with average days on market of 45.  The remaining sales price to list price ratios and average days on market are included in the infographics above.  

My expectation for the home market for 2015 is continued low inventory of homes for sale in Prairie Village as well as other portions of Northeast Johnson County. However, it is reasonable to anticipate that there will be an increase in Buyer demand for Prairie Village houses for sale which will continue to help improve sales growth and home values.
