Knock On The Wall
It's not a line from a 1970s hit song;
It is the punch line from a 1950s advertising campaign.
Back in the post-war (WWII) boom of the 1950s contractors were putting up tracts of starter homes all over Southern California.
The contractors wanted to move fast and save money.
They started using plaster-board instead of genuine lath and plaster.
The labor unions were up in arms. Carpenters (who installed the lath), plasters (who plastered the walls), and hod carriers (who brought the plaster to the plasterers) were all losing jobs to a few guys who could slap up wall-board at a much faster rate than the time-and-material intensive process of installing genuine lath and plaster.
Of course, plaster-board wasn't as good as lath and plaster, but it was cheaper.
The unions mounted a very expensive ad campaign on radio, TV, billboards advising home buyers to "knock on the wall" to determine if they were getting high quality lath and plaster or the cheaper substitute.
Well, guess what? The campaign failed. All those plasterers and hod carriers had to find new employment. Some of the plasterers went to work for swimming pool builders, but most had to learn a new trade.
It is hard to find a house made with lath and plaster, unless it was built prior to WWII.

So, Who Loses?
So, who lost? Maybe everybody lost. The quality of new construction isn't what it once was.
Plasterers and hod carriers are almost impossible to find.
So what does this mean?
It simply means that things change.
People get used to lower quality.
Price Is Everything.
So what does this have to do with Real Estate?
It simply means that things change.
People get used to lower quality.

Price Is Everything
Are you asking people "to knock on the wall"? Is your service so valuable that people will want to pay more for it?
Are you selling just a few houses, but you expect to earn a good living providing this service?
The Internet is allowing high volume service providers to take over this business at a lower cost.
Maybe the quality isn't as good as you provide, but it is cheaper.

Price Is Everything......

Hi Joe. Our tastes have changed. That is for sure. Granite counter tops are sure a lot better than melamine laminate. But you were complaining about Internet mortgage companies the other day. This isn't a blip. It is the trend of the future.

There is a lot of truth to what you say Bill, and Walmart is pretty clear evidence that people want it cheap.

The only way around this is to convince them that you are selling a product or service that does not compare to the cheap alternative.

Bob, It is just that I think that people respond positively to the big lead aggregators. They are here to stay. And I believe that people alsao want one-stop shopping when it comes to real estate.

Sorry I missed this great read before but glad I found it. It's an interesting history. I think there are some who are willing to sacrifice quality for more immediate gratification, in our business but in others as well, but others who will continue to demand it.

OK Bill, first I DO NOT LIKE What you said.  However, you are probably right.  Funny thing is here in Missouri Rehabbers are finding lots of lath and plaster walls.  Once they learn what they are, they love them.  Makes for a sound house and they look for them in the next one.  Interesting how we are a price driven country for most, but not for all.  Some will look for products and services that give more than they promise.

Anna, Thank you for your comments. The real question is: Can you afford to continue to do as you always have done, or do you need to adjust to the changing ways?

If most people are going to look for the "cheaper" alternative, how are you going to find those that want what you have to offer, or how are they going to find you? Will they even know that there is a difference?

Bill - not every change was a change for lower quality.  Sadly some were.  When I had my new house built I was actually happy about the changes.

Actually Grant, this was about real estate agents that think their service is "so valuable" that home buyers will always pay their price. I don't think so.
