The fast track from agent to defendant by Richard WeisserI read several posts written by real estate agents over the last few days that left me puzzled.

These posts referenced ancillary attributes such as the cooperating agent's deportment or offer terms that would affect whether or not the AGENT would accept their offers.

And that sentiment is set in writing and entered into the record of cyberspace.

It is NOT up to the agent to decide if an offer is acceptable or not. It is NOT up to the agent to decide if they are or are not willing to work with another agent or not.

Failure to present an offer due to any preconceived notions about the buyer, the buyer’s agent or the terms of the offer is the fast track to trouble.

 

Admitting to it in writing makes it all the more troublesome.

Good morning Richard, as Realtors, we are there to guide our clients, not to accept or make decisions on their behalf. I've seen some posts on FB as well as other SM regarding agents accepting offers...perhaps I'm missing something.

Richard you are so right - we should also adhere to the code of ethics which does not allow us to trash talk other agents - even to our clients.

Amen Richard Weisser ! I've made it a point that no matter what the offer, low-ball, contract for deed, what ever.. it must be presented by law.

I have run across this before.  The agent said the sellers would not counter.  Talking to my buyers and explaining what I thought was going on, they decided to knock on the door.  They explained they gave an offer and wondered why they had not at least countered.  What offer?   was the response.
