Sometimes you hit a double...

In life and in real estate, we always want to hit the game winning home run! We want to be running round the bases pumping our fists high in the sky as we close that million dollar listing! Woo hoo! You da man! Words can't describe how you feel! You are elated, on cloud 9, or any other cliche term to describe you're excitement! But as we know not all listings or buyers are the proverbial home run! In fact, like baseball most are bloop singles or ground rule doubles.  My broker and mentor Nicole Doty - Gilbert Real Estate Expert and husband Josh explained this baseball analogy to me in real estate and it is so true!  

 

Today I embarked on a listing appointment with a good friend of mine that approached me about wanting to either continue to rent or sell her house.  So before we met today I asked some basic questions and did some research to see where she stood.  Like the visual person I am, I prepared a CMA, a mock virtual tour at agentmarketing.com, and prepared an analysis of rentals in her area.  I knew going in that barring an unusual circumstance she would need to keep renting to help get her back to even with her equity on this property.  At the end of the day, we decided to find new renters in March and hopefully look at selling it the next year or so.  

 

It wasn't a home run by any means but most certainly a "hustle double" as they would call it. But Mark its only a rental! Ah yes but she has many networks and avenues of contacts that may need to look for that million dollar house or sell one! She is what Ken Blanchard would call a "raving fan" of mine, which by the way is a great book! So to me its about building relationships or in this case continue great relationships, I could have easily try to hard sell her on the idea of selling her house to make extra money but in the long run she will appreciate the professionalism and "rave" about me to her friends and family! Like Cousin Eddie said to Clark, "its the gift that keeps on givin'!"
