Sometimes it all works out when sellers listen to our advice and that's just what happened at this property.
The house needed a total remodel and my seller said "not in the budget" so we had to sell the house "as is" but the problem was no one could see the potential because the house was lost in mess of a yard that had been neglected.
So what was in the budget? A major yard clean up to show the potential. And literally as soon as the yard work begin not only did we have an offer, but a flurry of people who were on a "call me if this falls out" list who were sorry they had missed this wonderful opportunity.
I feel sure that many people had driven by this property from the street and not cared how great the view was because the yard was such an eyesore. But not only is the yard cleaned up now it will have new owners remodeling the inside and enjoying this beautiful view very soon! My seller is quite happy with the results of my marketing and closing in early January. She was humming when she left the closing to go to the bank to deposit her check.
