Between being a full time Realtor, dealing with my aging mother, handling my regular life, I also am the President of my subdivision's Homeowner's Association.  In that capacity, I attend a quarterly meeting that is held by the Village of Oswego for the HOA's in the Village.  I am always surprised at how few of the Associations have anyone at these meetings.  As a resident and member of an association, if your President or other Board Member is not at these meetings you might want to ask them why?

Welcome Oswego

It's a great way to find out what is happening in town straight from the Village President, Village Manager, Fire & Police Chief and other dignitaries.  As a Realtor and small business owner, it's a great way to find out that the Village is doing well and what is happening now and in the future.  From attracting new business to fill in empty commercial space, to new home projects that are being approved, Oswego, IL is back on track in 2015!

Oswego Water Tower

Several new businesses have opened up such as Off The Orchard, a new restaurant on Orchard Rd. on the west side of town where the old Vito & Nick's location was.  Along with the new Taco Bell, Dunkin Donuts and Prohibition Junction Bar & Grill (former Tommy's location), we have additional dining options in town.  More commercial businesses bring in additional sales dollars to the village, as well as more people that may want to buy a home in town.

Speaking of homes, new home starts in 4th quarter 2014 - 190 units - an increase of 19 units from the 3rd quarter of 2013.  This figure includes single family, townhomes and senior apartments.  Can you believe that Oswego ranked #6 in the Chicagoland market at the end of 3rd quarter!  We hope this trends continue when the final numbers for 2014 from Metrostudy are published.

The proposed Hudson Pointe project continues going through the developmental process as the Oswego Plan  Commission had a special meeting on January 15, 2014 to address the CONCEPT PLAN, REZONING, ANNEXATION of this project which will be a 534.6-acre mixed use residential and commercial development in Will and Kendall counties.  Although we are at least 3 years before an actual lot will be sold, the project bodes well for Oswego, IL as a destination for new construction.  It's location at Rt. 30 and Wolf's Crossing Road of course will bring in additional car traffic which the current road infrastructure is not able to deal with.  Hopefully, this as well as other issues will be addressed by both local, county and state officials as the project moves along.

We also were informed that there is movement on the Alexander Lumber site across from the Tap house which is welcome news to long time residents.  The development of this major downtown site will continue to add to our downtown as a destination for both local residents and those from surrounding communities.

For those that love to be on the cutting edge of technology, a presentation was made by Metronet, a fiber optic company that has placed Oswego, IL as one of their top areas to  bring their high speed fiber optic service to.  With blazing fast internet speed, stunning HDTV and crystal clear phone service, their proposed service would give our Village a head start on allowing businesses and residents that live here a faster way to get on the internet highway while giving both Comcast, at&t and the satellite providers more competition.

As devices that connect to the internet besides traditional ones like, desktop computers, tablets, cell phones etc. increase to home monitoring systems, refrigerators that make your coffee and let you know when you are running low on milk, the need for higher bandwidth will be critical as "smart" phones talk to our "smart" homes.

As winter continues, fellow residents, remember that Village of Oswego Ordinance does not allow you to park on the street after a snowfall of 2" or more until the street has been plowed, the snow removed and the snow has stopped falling.  One of the many things, that it pays to know if you live in the Village of Oswego.

Make sure you stop in and patronize the new businesses that are in town.  By shopping local you put your money to work for the Village instead of another town.  Keeping local businesses open keeps money flowing to local residents.

If you are thinking of making Oswego, IL your home, give Heart Realty Group a call so I can help you find the home that you want in one of the many great neighborhoods in town!
