After ten years of selling Albuquerque real estate, you'd think I would have seen it all, but evidently I have not, because something strange and new happened to me about a month ago.
A home buyer contacted because they wanted to go out and look at several homes on Saturday morning. This was on a Thursday, and I realized it was going to be a jam-packed Friday so I called the home owners to schedule the showing Thursday evening. It's unusual for me to call two days ahead, but I'd rather give more notice rather than less.
The showing instructions on the MLS said "Lockbox Call First." So I called, left a message that I was going to show the house, and like I always do I said "if that time doesn't work for you, then please call me and we'll try and reschedule."
Now, so you know, when a broker puts a house into the MLS they select either "vacant on lockbox, lockbox call first, appointment with seller, appointment with listing agent, or LO/SO see remarks." It's up to the listing agent and the seller of the property to decide how buyer's agents contact the seller to show.
Saturday came around. I was there two or three minutes before 1oam, so I got the key from the keybox, rang the bell, and after no one answered, I entered the house. I wanted to get in and turn the lights on, open the window shades, etc, and make sure the house showed with plenty of light.
When I entered the house I noticed right away that it wasn't ready for showing. Last night's food and drink were on the kitchen counter, none of the lights were on and the beds weren't made. I started to get a funny feeling, but since I had called ahead - way ahead - I figured they probably just didn't care how their house showed (it was a short sale, so indeed they might not have cared).
