Princeville Kauai condo / house update for Jan 11th to Jan 17th

Welcome to your Princeville Kauai weekly condo and home update. As we head into the third week week of January, as of today Sunday, there have been 31 sales. The goal is to surpass the 82 posted last January. Hopefully, we can jumpstart 2015 by posting strong numbers for the first month! This week saw a fair amount of activity as three condos and one house went into escrow. Here is your update:

New Listings:

Kamahana 11, a golf course unit, returns to the market price at $699K after selling for $570K in 8/04. It was previously listed from 1/10 to 7/13 for $599K. Hanalei Bay Resort 4204/5/6 came on the market priced at $995K showing as in escrow. The last sale was for $1.064M in 4/05.

Back on the Market:

Cliffs 3204 went into escrow on 12/26 but is now back on the market with a lower price of $330K. The previous sale was for $380K in 1/08.

Contingent:

Hanalei Bay Villas 13, priced at $690K found a buyer this week. The prior sale was for $235K in 5/99. As noted above, Hanalei Bay Resort 4204/5/6 came on the market showing as in escrow. Pu’u Po’a 403 went into escrow with a list price of $1.750M. The prior sale was for $1.761M in 6/06.

Sales:

Puamana 2A sold for $357,500 cash while listed for $385K. It was purchased in 1/05 for $450K.

Pali Ke Kua 3 came on the market showing as sold for $435K with a list price of $478K. The seller purchased this unit for $300K in 10/12, getting himself a nice profit for his efforts.

Withdrawn:

Puamana 21B with a price tag of $535,900 was withdrawn after 341 market days. The condo sold for $79K in 4/99 as a leasehold unit, converting to fee simple in 7/00 for $35,700.

Price Changes:

Villas on the Prince 10 reduced from $769K to $749K. The seller bought this unit from the developer for $474,320 in 2/02. As noted previously, Cliffs 3204 reduced from $349K to $330K as it returned to the market.

New Listings:

3953 Aloalii is back on the market priced at $2.525M. The prior sale was for $1.8M in 4/07. 4691 Emmalani is newly listed for $995K since selling for $667,500 in 6/03. 3824 Punahele is priced at $2.495M. The last sale was for land in 1/01 for $195K. The house was built 04. It was listed before from 4/12 to 9/14 for $2.795M and again from 9/14 to 10/14 for $2.875M.

Contingent:

4914 Emmalani found a buyer while priced at $1.150M after 28 market days. This home was purchased for $980K in 12/09.

Sales:

5275 Honoiki sold for $860K whith a list price of $870K. This home sold for $385K in 7/98.

Price Changes:

3824 Punahele was initially priced at $2.875M then reduced to $2.495M when it was released. For some strange reason, even if an agent makes a price change while the property is in the “holding” status, when it’s released, it shows the price change!

Interest rates are remaining low, especially for owner occupants. If you are investor you will most likely need a down of at least 25% or more depending on the type of property (house or condo.) Remember to find a lender and get pre-qualified before contacting an agent so when you find your dream home, it’s one you can afford. Any questions? – You know who to ask.
